Where to Start?

We know that finding a property to rent in the New Forest can sometimes be overwhelming, especially if you are a tenant renting for the first time.

To allow us to find the ideal property for you, we need to know as much as possible about your requirements. You can let us know all of this information by calling the office, registering online or by popping into our central office in Lymington High Street. Knowing your criteria we will be able to match those requirements to the right property for you.

We market all of our properties on our own website and Rightmove, providing detailed descriptions and photographs for all our properties.

Viewings

If you wish to view a property please contact the office either by email or telephone to arrange a mutually convenient time. Viewings must be booked in advance and are always accompanied.

References

Once you have viewed a property and have decided you would like to rent it, we ask for a letting fee which covers the administrative cost of obtining refereces, inventory and check out fees, and the cost of setting up the tenancy.  At this point we hold the property for you whilst we go through the referencing process.  The letting fee is non-refundable unless the landlord withdraws.  Should you not pass the referencing process, the fee is forfeit.

We use the services of an independent referencing company to process and evaluate the information you provide, which includes a credit check, details of employment/income, current landlord if applicable, proof of residency and proof of identity/immigration status to satisfy right to rent checks.  In certain circumstances we may require a guarantor.

Rent and Deposit

A deposit of a minimum of 1.5 times the monthly rent to be held until all outstanding accounts have been settled at the end of tenancy, with the net balance then refundable to you. Most tenancies of 6 months or more are protected by the Tenancy Deposit Scheme. 

The tenant is usually responsible for council tax, water and sewerage charges, gas, electricity and telephone/broadband costs unless otherwise stated. All rents are payable by bank standing order to our client bank account.
