Whether you are an existing landlord wanting to increase your portfolio, looking to start working with a lettings agent or becoming a new Landlord, there are lots of things to consider and be aware of with the constant changes in legislation affecting the property you propose letting. These are a few of the services we provide:

  • Discuss with you on site the residential letting potential of your property
  • Advise on compliance and safety regulations
  • Present and advertise your property with photos and descriptions on our own website and Rightmove
  • Arrange accompanied viewings for suitable prospective tenants
  • Carefully select tenants from a continually updated register. All prospective tenants are thoroughly referenced and credit checked by an independent referencing agency. In some cases we will also require a guarantor
  • Prepare appropriate tenancy documentation and execute the agreement
  • Pay monies due to you without delay and with a covering statement
  • With a LET ONLY landlords will be responsible for rent collection, protecting the deposit, serving notices and maintenance issues at the property.

In addition to the above, if we manage your property we would also provide the following Standard Management Service:

  • Rent Collection
  • Arrange independent opening/closing inventories
  • Transfer utilities and other such items into tenant names
  • Handle all maintenance and property management issues arising during tenancy within financial guidelines agreed with the owner
  • Pay monies less commission, monthly, without delay and with a covering statement
  • Provide you with an annual summary of rental-income for tax-return purposes
  • Check out tenants and re-let property in agreement with the landlord.
